First, make sure your offer is a fair price. Nothing turns off a seller more and faster is the "low ball" offer. Likewise, don't get into negotiatiions on a grossly overpriced home. Or at least have your agent show a list of comparables of other similar homes to justify your offer.
Second, always respect the priorities of your counterpart. Try to identify the other side's motivations and what is important to them. For instance, the moving date may be important to the seller and not the buyer. To give is to get. Give what is more important to them and you will get what you need. Offer to meet halfway on sticky points.
