What to look out for:
1. Overpricing your property. Not only will you not sell your home, this creates "stigmatized" property when your house has been on the market for too long of a time. Also, remember, even if you do sell your home at a price above fair market value, it still has to appraise.
2. Underpricing your property as you try to sell it yourself.. We see this time and time again. Why give your house away and do all the work? Why not price it according to fair market value, sell it in a quicker amount of time and save yourself the headache.
